Today, I’d like to talk to those sellers who are wondering why their home isn’t selling. A few years ago, we had a really hot market where homes were flying off the shelves, sometimes even without viewings. Now, we’re actually in a more balanced market. It may not feel that way in comparison, but it’s essential to consider a few critical factors when pricing and marketing your home.
1. Location: One of the most significant factors is location. Your home will be compared to others in your area. Buyers typically know the area they want to live in, and we need to look at the current inventory. This includes how many homes are on the market in your price range and how they compare to yours. Additionally, even within a neighborhood, factors like proximity to major streets, schools, commercial areas, greenbelts, or views can greatly impact desirability.
2. Condition: The condition of your home is crucial. This includes the age of your home, any upgrades you’ve made, and the state of essential systems like HVAC and the roof. In Central Texas, we’ve had many storms, so roofs often need repair or replacement. Buyers will consider the condition of appliances, flooring, walls, and fixtures. If your home has original fixtures compared to others with upgrades, this might be a point to address.
3. Price: While you can’t change your home’s location, and condition improvements can be made, pricing is the one aspect you can control. We aim to avoid leaving money on the table while ensuring your home is competitively priced compared to others. Regular updates on comparative market analysis from your realtor can help keep your pricing strategy on target. If your home has all the right features and is still not selling, it’s likely that price is the issue.
