Are you prepared for the shifts in the real estate market? I’ll discuss what’s happening today, particularly for Austin and Central Texas buyers. We’ll also explore some crucial insights on what to expect this month for buyers. What’s Happening Now? As many of you know, home prices soared during 2020 and 2022, along with inflation. Since then, we’ve seen a price pullback, which might suggest a buyer influx. However, high interest rates have kept many buyers on the sidelines, creating a “perfect storm” where sales and inventory are low. Sellers, enjoying low interest rates on their current mortgages, are hesitant to move, leading to reduced inventory. Meanwhile, buyers are cautious about paying higher rates.

Interest Rate Reductions. Some positive news for buyers: interest rates are expected to drop by about half a percentage point in September, with a 50% chance of further reductions later in the fall. This could bring a rush of both buyers and sellers into the market. If you can purchase a home now, it might be a great time to do so before the competition heats up.

New Buyer Requirements. Due to a recent DOJ lawsuit, new forms and procedures are now required for buyers. You must sign a buyer representation agreement with the agent when viewing a home. This agreement is mandatory and not negotiable. You can still visit open houses or contact the listing agent directly without signing this agreement, but for full representation, signing on with an agent is essential.
