If you’re thinking about selling your home in 2026, you might be standing in your living room right now, wondering where to even begin. After years of living in the same space, things add up faster than we realize.

I see this all the time, and I want to make the process feel less overwhelming by focusing only on the steps that truly help your home sell.

Let’s start with what matters most.

1. Start with a deep clean and declutter. The first thing I always recommend is a deep clean and declutter. I know this can feel overwhelming, especially if you’ve lived in your home for many years; things naturally add up over time. If it feels like too much to handle alone, there are professionals who can help.

If you’re doing it yourself, go room by room and give yourself realistic timelines. Taking it one space at a time makes the process manageable, even in busy homes filled with kids’ items, sports gear, and hobbies.

2. Focus on the repairs buyers actually care about. Once the clutter is out of the way, it’s time to focus on smart repairs. You don’t need to fix everything, just the things buyers care about most. Systems like water heaters, appliances, HVAC systems, and roofing matter because they affect how the home functions every day.

3. Stage for modern buyers. When I talk about staging for today’s buyer, I don’t mean changing your home into something it’s not. It’s about making it feel fresh and inviting. Small updates like wall colors or flooring can make a big difference. Solid surface flooring in common areas is especially appealing.

One simple trick I suggest is taking photos of your home and looking at them closely. Living in a space every day makes it easy to miss things, but photos can show if a room feels crowded, furniture is too large, or there’s too much going on. Often, selling faster is as simple as removing a few items or simplifying the space.

4. Get the price right from the beginning. Pricing your home is one of the trickiest parts of selling. No one wants to underprice and worry they left money on the table, but overpricing can keep a home on the market too long, making buyers hesitant or causing them to skip it altogether. Getting the price right from day one usually gives you the best chance to sell for top dollar.

If you’re unsure, you can test pricing privately for a short time, allowing local realtors to tour your home and provide honest feedback on value and presentation before it goes public.
