If you’re buying a home here in Central Texas, whether you’re local or moving here from somewhere else, there are a few things that can cost you a fortune, and most buyers have never even heard of them. I’m talking about problems a standard inspection can completely miss, that can run into six figures to fix. So before you fall in love with a house, let me walk you through what to actually look out for.
Many of the people I help are moving to the Austin area from another state, and they fall in love with the lifestyle, and I understand why. But Texas has some very specific things that can catch a buyer completely off guard, because they simply don’t exist where they came from, and even lifelong locals get surprised by them. I’ve seen buyers walk into what looks like a perfect home with an expensive problem hiding just below the surface, the kind of thing a regular home inspection may never flag. Every one of these is manageable if you know to look for it and you have the right people checking. So here are the big ones I make sure my buyers understand before they ever reach the closing table.
First, the pool problem people here call “pool cancer.” The technical name is alkali-silica reaction, but here’s what matters. Many pools built in Central Texas during roughly twenty-eighteen to twenty-twenty-three were made with a concrete mix that didn’t have the right ingredients, and over time that concrete breaks down from the inside out. It pits, it cracks, and in bad cases the pool won’t hold water anymore. The hard part is that you can’t really repair it; the fix is to tear the pool out and rebuild it, which can easily run well over a hundred thousand dollars. I’ve seen people who owned their home barely a year get hit with this. And a standard home inspector usually won’t catch it, because it often hides inside the concrete. So if a home you’re considering has a pool from that era, you need a specialist who knows exactly what to look for. This is not a place to guess.
Second, the trees, and this surprises almost everyone. Those gorgeous, sprawling live oaks are one of the most beautiful things about Central Texas, but a disease called oak wilt is deadly to them, and it spreads. It’s a fungus, carried by little sap beetles drawn to fresh cuts on an oak. Once a tree is infected, the disease can travel underground from tree to tree through connected root systems, so it doesn’t just threaten your tree, it can threaten your neighbor’s too, and it can kill a tree fast. So two things matter enormously. First, timing: generally avoid pruning oaks from February through June, when the beetles are most active. Second, no matter the season, every cut on an oak should be painted over immediately to seal it, because an open wound is an open invitation. Mature oaks are a wonderful asset; you just want to know how to protect them.
Third isn’t one problem but a category, and it’s why the right inspections matter so much here. Beyond pools and trees, Central Texas has regional issues that many buyers, especially those moving in from out of state, have never had to think about. Mold, which can appear in our climate. Roof damage from serious hail. Foundation movement in our soils. And water, both quality and drainage, are real considerations. I don’t say this to scare you; every one of these is manageable when you know it’s coming. The point is that a great local agent connects you with the right inspectors and specialists, the people who know to check for these specific Texas issues, so nothing gets missed. That’s how you buy with confidence instead of crossing your fingers.
Central Texas is a wonderful place to own a home, but it comes with its own rulebook, and the buyers who get burned are almost always the ones who didn’t know that rulebook existed.
